I highly recommend you stay away from Orlando Santamaría. My real estate agent recommended him to me. He did not look over my pre-construction contract carefully and made no recommendations to protect me. He was supposed to review the contract and advise me of any possible outcomes that could occur with this pre-construction property. The developer did not have the correct permits in order and the project was stopped. In the contract, payment terms were stipulated, and he made no recommendations on protections that should be put in place to avoid conflict with the developer if issues arise (which they did). He also didn't advise that just a few months previous that 23 condo developments were halted in Puerto Vallarta, and he made no recommendations on clauses to push back on the developer in order to protect me. I contacted him about this after I was having issues with the developer and he simply chose to not respond at all after multiple times of reaching out. He takes no responsibility and will not answer any questions after your initial interaction. Find legal representation from someone who will protect your interests and recommend protections for you instead of just taking your money and saying, "everything looks ok."
